"Thanks for the opportunity to comment on the service I received from Mitch. Several years ago, Mitch helped me locate and purchase my current home. I was very pleased.

I recently listed my house on Lake Lanier with Mitch after two local realtors that specialize in Lake Lanier property failed to find a buyer. Mitch delivered a contract at very near the asking price in less than a month. So, I am extremely pleased with his services and would vigorously recommend as well as use him again for my next move.

One thing that impressed me about Mitch and the Lake Lanier sale was his use of technology. His realtor lockbox for the door key on the house notified him when anyone visited the property, the time of the visit and the name of the realtor. He then promptly followed up with the agent to determine the buyer's interest and reported the agent's feedback to me. Using the lockbox technology, he sent me activity reports. He always responded to me within 24 hours and usually before the end of the same day. He went above and beyond to make the sale work and I felt he always acted in my best interest.

But most impressive was this: Only days before the closing on the sale of the lake house, the buyer's attorney identified a problem with the property description in the contract. Because the two previous owners of the property had not revised the legal description in the sales contract to reflect the purchase of a small additional piece of the property by a third previous owner, legally, it was still owned by the third previous owner, who was now deceased. Mitch tracked down the daughter of the third previous owner, helped negotiate the sale of the additional piece of the property to me, and had it all accomplished by closing.

In addition, several months after the sale, another problem developed concerning payment of property taxes on the lake property. Mitch provided the information needed to the Forsyth Tax Commissioner and the issue was resolved with little effort on my part. The fact that Mitch had already received his commission, but gladly took the time to resolve this problem, is yet another reason I would use him again."

"We used Mitch Falkin of RE/MAX Prestige to sell our home and buy another home recently - I really can't say enough great things about him.

He has been in the industry now for 25+ years and he knows this area inside and out. His attention to detail and negotiation skills are excellent, his use of new innovative ways to market houses is impressive, and probably more importantly he is just a genuine, nice person and very easy to work with.

I mentioned his use of technology and here is one example. He put together a virtual tour of our home and kept CD's of that with our fliers and his cards when people would come to view the house. This is fairly common, but he also had a separate sign in our yard with a code that could be "texted" to receive the tour via the phone. So, a potential buyer could pull up to the outside of your house to grab a flier and also be able to view the inside of the house! When that person receives the text with the tour, Mitch receives an email notification with the phone number. He waits a few minutes and then makes a follow up call to see if they had any questions about the house. I thought this was pretty awesome!

On our sale, we had a "nail biter" closing when we didn't know if our buyers were going to show up to the closing. We had some very difficult buyers to deal with, and the closing end up taking hours and required mediation, but at the end of the day we did in fact close and Mitch gets a lot of credit for that. Mitch has also followed up with us a couple of times since we moved to check and make sure everything was going well which again shows me that he genuinely cares about his clients."

Having a tight time line to find a home and having somewhat limited knowledge on the nitty gritty details involved in buying a home - I was expecting the whole experience to be a bit arduous and generally aggravating. To my surprise, that was not the case.

I can only attribute my pleasant experience in buying a home in the midst of a difficult housing market to your real estate skills. I loved the fact that after just one afternoon of looking at homes - you knew exactly the types of homes I was interested in (nothing is more annoying than spending hours looking at homes "just to look").
